Residents of Cross Creek Ranch are technically located in Fulshear; nevertheless, most of the area’s schools are zoned to the Katy Independent School District and three brand new schools are now being constructed to suit the area’s rapid population increase. The region has access to the conveniences of larger cities but has a small-town vibe.

Homes that have recently been built, as well as older ones, can be purchased. The neighborhood features a fitness facility, a lakeside water park, miles of greenbelts, trails for hiking and biking, and other outdoor activities. Home values range from approximately $400,000 to over a million dollars and are located in areas that are served by the prestigious Katy ISD and Lamar CISD school districts.


Resort-style living at Cinco Ranch offers waterparks, a beach club, walking paths, and more in Katy’s largest residential development. Cinco Ranch boasts the most magnificent resort-style pools and facilities galore, and houses are zoned to some of Katy ISD’s top schools, which is one of the many reasons it’s a popular destination for Katy families.

Cinco Ranch features older, established, more established homes in tree-lined communities in Southlake and Northlake villages and newer homes in the southwest or northwest quadrants of Katy.


Nestled among various pockets and green spaces along South Fry Road, Kelliwood houses are noted for exceptional builds in very pleasant, safe neighborhoods, many of them gated. Houses range in price from $370K to over $2 million. Many Homes link into Taylor or Seven Lakes High Schools*.


You may get to the beginning of Seven Meadows from the Grand Parkway (99) by getting on the S. Fry Road and proceeding in the direction of the east. If you continue driving for a while, you will eventually arrive at the stunning gated community of Avalon at Seven Meadows. Seven Lakes High School serves the majority of these communities, and prices range anywhere from $261,000 to $1,000,000 for a home there.


The proximity of Elyson’s parks, trails, lakes, and orchards to Katy-area families is largely responsible for the community’s rising popularity as a family community. There is a plethora of alternatives for amusement available, such as tennis courts, a fitness center, a cafe’, a large swimming pool, and an event field. The structure was devised to cater to the needs of families in addition to those who lead adventurous and active lifestyles.

There are also plans to construct luxury shopping and dining enterprises in the not-too-distant future. Three of the newest and most attractive schools in Katy ISD are in this region. Grand Lakes is a four-phase master-planned community that stretches north and south of Grand Parkway near Fry Road. The community is named for the four lakes that can be found there. This neighborhood is especially appealing to families who are relocating to the area since it features mature trees, peaceful streets, and exciting community events. Prices start in the mid $390s and go up to the 600s, and the schools served are part of the Katy Independent School District.


Another brand-new master-planned community is to be built near Katy, with home prices beginning in the $200k’s and being constructed by well-known homebuilders such as David Weekley, Plantation, Westin, and Highland Homes, amongst others.

Students are zoned to attend Lindsey Elementary, Leaman Junior High, and Fulshear High School within the LCISD. The community amenities cater to an All-American, family-oriented lifestyle with an expansive playground, lazy river, community events and family movies on the lawn, tennis courts, and a resort-style swimming pool. Prices for homes range anywhere from the low $230s to the high $500s.


Pine Mill Ranch is known for its peaceful atmosphere and emphasis on family life among residents. This is the perfect neighborhood for young families because it features an abundance of splash pads, green paths, parks, and roomy homes. Tompkins High School is the designated high school for residents of these homes, which have prices ranging from $330k to the upper $600s.


Families in the Katy area who live close to IH-10 and Bartlett Road can take advantage of the unique amenities provided by this 1,100-acre neighborhood. The community features a parkway that is lined with trees, has fountains and is home to many exotic animals. The amenity village has a community lounge, a café, multilevel tree homes, a two-story fitness facility with adult and family pools, a large dump bucket, and a splash pad.

Additionally, there is a two-story fitness center with tiered tree houses. Concerts, movie nights, and other events geared toward families are regularly hosted on Cane Island in an effort to bring the local community closer together. Katy ISD schools consistently receive prestigious awards.

One of the few significant housing developments in Katy provides its residents with an official City of Katy address, which is required to use any City of Katy-provided services. The majority of Katy’s students attend Katy High School. Lots range in size from 50 feet to half an acre for bespoke home sites and prices start in the $260s and go up to over a million dollars.


Willow Creek Farms is located near Brookshire, Texas, west of Katy, Texas and just south of Interstate 10. This location puts it in close proximity to a variety of shopping options, as well as I-10 and the Grand Parkway, both of which can be reached with relative ease.
