Sugar Land prides itself on its strong sense of community and neighborliness. Housing prices vary across the city’s neighborhoods, which can be broadly categorized into North Sugar Land (77498), Central Sugar Land (77478), West Sugar Land (77479), and South Sugar Land (77459).

First Colony

First Colony spans over 9,700 acres and is a mixed-use community primarily located in southern Sugar Land, extending towards Missouri City. The community features the expansive First Colony Mall, anchored by two Dillard’s locations, Dick’s Sporting Goods, Macy’s, and JCPenney. Residents enjoy easy access to this shopping destination, as well as a 24-screen AMC Theaters complex. First Colony offers a range of housing options, including high-rise condominiums, luxury residences, and custom homes.

Telfair

Telfair, one of Sugar Land’s newest master-planned communities, covers 2,018 acres, with over 250 acres dedicated to parks, lakes, and recreational spaces. Residents benefit from a 70-acre lake and park system, along with three recreation centers featuring amenities such as swimming pools, a fitness center, and tennis courts. Telfair is also home to the Houston Museum of Natural Science Sugar Land. The community primarily consists of single-family residences, including waterfront estates and luxury homes.

New Territory

Located near Sugar Land and just a short drive from Houston, New Territory is another modern master-planned community offering high-quality leisure and recreational activities. Located on the southeast side of State Highway 6, Avalon covers approximately 427 individual land sections. Greatwood

Greatwood is a meticulously planned green community spanning 2,050 acres south of Highway 59. Its convenient location provides easy access to Downtown Sugar Land and Rosenberg, as well as major thoroughfares like Grand Parkway, Highway 6, and US Route 90. With over 4,100 residences spread across 29 neighborhoods, Greatwood offers a variety of housing options, from one-story homes to luxury estates.
